(Reuters) - Italians aren't the biggest coffee drinkers in Europe - that title goes to the Finns - but their nation's link with cafe culture is etched on every menu board, giving the world the espresso, the mocha and the latte.
Now that link is feeling the strain of recession.
As Europe's debt crisis drags on, more and more cash-strapped Italians are giving the coffee bar a miss and taking their morning caffeine hit in the kitchen.
"Italians are drinking more coffee at home than at the bar," Raffaele Brogna, the founder of consumer blog community ioleggoletichetta.it, told Reuters.
The trend hasn't gone unnoticed at the Bar Principe in central Milan, and it is hitting the owner, Fausto D'Andrea, in the pocket.
Though coffee prices have risen sharply - reaching a 34-year high on world coffee markets last summer - D'Andrea has had to freeze prices to keep his clientele.
"There has been a little slowdown in consumption, but I haven't increased prices," he said, as he served coffees and sandwiches to customers brandishing corporate lunch vouchers.
D'Andrea said he served espressos for 0.80 euros a cup, against average prices of 0.90 euros charged by rivals in Italy's financial capital.
Still too much for those opting for a kitchen cup, some of whom are fuelling the growth of the $8 billion single-cup coffee market, dominated by players such as Nestle's Nespresso and Green Mountain Coffee Roasters Inc, in which Italian coffee-producer Lavazza also has a stake.
But one-cup coffee makers and the coffee-filled cups, discs or capsules they use, still account for only 8 percent of total worldwide coffee sales.
In Italy, at least, that is because the consumer has gone back to the stove-top moka pot that their grandparents would have used after the Great Depression.
Consumer blogger Brogna said most of the 52,000 followers polled on his Facebook and Twitter pages said they had returned to the moka pot to save money.
"After years using various coffee machines, we have gone back to our beloved moka ... cheap and with a unique taste!" consumer Francesca Larcinese wrote on the blog's Facebook page.
Since entrepreneur Alfonso Bialetti created his first moka in 1933, the two-chamber steel pot has resisted competition from the fancy single-serve brewers.
In Italy, nearly 80 percent of the population drink coffee at home, and nearly 60 percent own a moka, leading moka manufacturer Bialetti said, adding the recession was encouraging the use of ground coffee.
"Consumers have certainly become more cautious about spending, and the cost of coffee-filled cups is higher than ground coffee," said Gaia Mazzon, head of communications at Bialetti Industrie.
Bialetti has also started to invest in multi-function machines that use discs and ground coffee, Mazzon said.
Consumer Annalisa Di Modugno said she preferred to spend 0.85 euros for a 250-gramme pack of ground coffee than 30 euros per month on coffee-filled capsules.
The only cost-saving option not on the coffee table is abstinence.
"I cannot see a permanent drop in consumption in Italy ... because it's part of their culture," Roberio Silva, Executive Director, International Coffee Organization (ICO), told Reuters Television.
"It would be impossible. I'd give up other things but never coffee," cafe consumer Enzo Serrani said.

Hurricane Isaac: Tips for Protecting Your Home Against Damage


As Tropical Storm Isaac threatens to accelerate into a Category 2 hurricane targeting the Gulf Coast, it's a reminder to homeowners in areas exposed to such destructive storms that they should always have measures in place to protect their homes from such severe weather.

Analytics firm CoreLogic said Isaac alone threatens nearly 270,000 homes worth a total of $36 billion, most of them in already storm-battered New Orleans.

Batten Down The Hatches

In the event that a hurricane does hit, make sure your property is ready to weather the storm by following these tips from ACE Private Risk Services.

• Wash out all your rain gutters and exterior drains to avoid water backups. Water in gutters may not just spill over onto the ground -- it could back up and cause water to seep into a home's walls.

• Install a battery backup system for your water pump to guard against flooding and interior damage. "When these storms come through, power lines are knocked down," said Dale Tomlinson of ACE. "So it's important that you do have a battery backup to keep that [pump] going while there's water coming." Having a backup generator is also a way to ensure that necessary equipment can continue to function in the event of a blackout.

• Reinforce your windows with shutters, add heavy-duty hinges and deadbolts to doors, and make sure that roof sheathing can withstand strong winds. If wind bursts into your home, the risk of structural damage to the home's roof and doors increases substantially. "The internal partitions of your home are not built to withstand positive and negative pressures from the exterior," Tomlinson said.

• Trim trees whose branches could fall and cause damage, and be sure to clear all items that could become projectiles during a storm. "Move any outdoor furniture that could become debris that would either float or cause damage," Tomlinson said.

Make Sure You're Covered

In order to safeguard your home's value, you should make sure that you have homeowners insurance, flood insurance, and, in some cases, wind insurance.

Homeowners insurance usually covers wind damage and other hurricane-related losses. However, in some coastal areas especially prone to hurricanes, wind coverage may not be part of a policy, and you may have to purchase wind insurance from a different carrier. There is usually a deductible amount for named-storm wind damage, such as 2 percent of the value of the home, Tomlinson said.

Flood insurance covers water damage and can be obtained through the government's National Flood Insurance Program. The government insurance, which has a $2,000 deductible for high-risk areas, may cover up to $250,000 in property damage and $100,000 in damage to personal belongings, depending on the premium you choose to pay. To receive coverage for damage beyond those two amounts, you can sign up for a supplementary policy with a private insurance company like ACE.

To make sure that you get the most protection out of your policy, you should be sure to take inventory of and document your belongings and property before the onset of a storm.

'I'm trapped in a high-rate mortgage'

Shortly after her mother passed away five years ago, Kristy Robinette bought a home with her father, Ronald Schiller, for $189,000.

They love the place, but its value has plummeted to $120,000 -- and they still owe $178,000. Even worse: the mortgage is carrying a sky-high 7% rate.

For three years now, they've been trying to refinance but they owe too much to meet Freddie Mac's guidelines. And since they haven't fallen behind on payments, they don't qualify for a modification under the government's Home Affordable Modification Program (HAMP).

Their mortgage servicer, Ocwen Financial, told them to either short sell or walk away, according to Robinette. "My dad is 74 years old and worked the transmission line at Ford Motor. He's never missed a payment: It would kill him to walk away," she said.

Recently, they tried to refinance through the Home Affordable Refinancing Program (HARP), a government program that helps underwater borrowers who are current on their payments. After they met with Ocwen about applying for the program, however, they didn't hear back for weeks.

"I know they are bombarded, but I feel as if those of us that have pretty good credit are being shoved to the back of the line," she said.

Eventually, she received a letter from Ocwen offering to review their options, but it's still not clear if they will be able to refinance. Ocwen did not respond to requests for comment from CNNMoney.

Private home prices up 0.4% in Q2

SINGAPORE - Prices of private residential properties in Singapore rose by 0.4 per cent in the second quarter of this year, rebounding from a 0.1 per cent fall in the first quarter.

Real estate statistics released today by the Urban Redevelopment Authority (URA) showed prices of non-landed private homes in the core central region increased by 0.6 per cent, while those in the rest of the central region climbed 0.4 per cent in the April to June quarter.

These compared with a 0.6 per cent drop in prices for both regions in the January to March quarter.

For outside central region, prices rose at a slower pace of 0.5 per cent in the second quarter, compared to a 1.1 per cent increase in the first quarter.

Rentals of private homes were up 0.3 per cent in the second quarter, similar to the rate of increase in the last quarter.

The URA said the volume of resale transactions jumped from 2,206 units in the first quarter to 3,487 units in the second quarter. Resale transactions accounted for 37 per cent of all sales in the second quarter, compared to 24 per cent in the first quarter.

The number of uncompleted private home units from projects in the pipeline climbed from 78,572 units in the first quarter to 83,251 units as at the end of the second quarter.

URA said the pipeline supply of 83,251 units was the highest ever recorded since such data were first made available in 1999.

Of the supply in the pipeline, 38,175 units remained unsold at the second quarter. 12,124 units (32 per cent) were located in the core central region, while 8,618 units (22 per cent) were in the city fringes. The good news for homeowners is that the home affordable modification program or HAMP as it is called has been extended through 2013.

HAMP is a program offered by the government beginning in 2009 with the economic recovery act. While compliance by the bank is optional, HAMP allows homeowners to apply for modification to their loans and get the payment reduced down to 31 percent of their gross monthly income. There's an application process that begins at the lender when you will need to provide them all of your income documentation as if you are applying for new loan. They're going to evaluate this information to see if you qualify by the standards of the investor. They're not required to talk you about the program assistance however, they receive incentives from the government for modifying those loans. You may be eligible for HAMP if you meet all of the following criteria:

  1. You occupy the house as your primary residence.
  2. You obtained your mortgage on or before January 1, 2009.

  4. You owe up to $729,750 on your home.
  5. You have a financial hardship and are either delinquent or in danger of falling behind.
  6. You have sufficient, documented income to support the modified payment.
  7. You must not have been convicted within the last 10 years of felony larceny, theft, fraud or forgery, money laundering or tax evasion, in connection with a mortgage or real estate transaction.

One great thing about the HAMP modification is that the government considers entire payment including your tax escrow and your insurance escrow and homeowners association fees to calculate what your final monthly payment needs to be to reach the goal of 31 percent. This gives you an even better chance saving money in the program.

In the case of suspended floors, air leakage can occur where timber joists are built-into masonry walls. Air can pass through cracks between floorboards and through gaps at the junction between the floor and surrounding walls. Generally, significant problems can arise from the gaps left around electricity and plumbing services penetrations in walls, floors and ceilings.

Air Barrier Construction

'Air barrier' is a term used to describe a specific layer created within the thermal envelope that separates heated and unheated spaces. The air barrier will effectively restrict the passage of air between the internal and external environments. At an early stage, the designer should identify the exact position of the air barrier and mark it on a drawing. Its exact position will depend very much on the design of the building and the materials used in the construction.

Air Testing Procedure

When the building work is complete, an air test will usually be carried out by a specialist company. A temporary airtight screen is fitted into an external door opening of the dwelling. Water traps are filled, trickle vents closed and extract vents sealed. An electric fan is then mounted in the airtight screen and operated to blow air into or out of the dwelling to create a pressure difference between inside and outside. The air tightness of the dwelling is calculated by measuring the rate of airflow through the fan, while a range of pressure differences are maintained between the inside and outside of the dwelling.

Air Test Failure

In the event of an air barrier failing an air leakage test, smoke testing and thermal imaging can determine the main areas of leakage. Failure of the air barrier at the air testing stage can be very costly in both time and money.
